Connect water, power, sewer. List on Airbnb, VRBO, or HipCamp. Bookings follow. Your existing operations staff handles cleaning and turnover.

Modulr is the operator-grade arm of a partnership between Daniel Calderon-Lameda and Lawrence Kao. Daniel runs Mystic Studio, an AI operations agency for real-estate operators. Lawrence runs an interior-design and fix-and-flip portfolio across Texas with deep prefab supplier relationships.
The capsule shells come through Lawrence's existing supplier network. The interior finishing happens with Lawrence's team before the unit ships. We sell to operators we'd want as our own first guests.
